About this directory

This is a register of companies that will actually put a home on Airbnb. 17 of them, each with a profile. We built it because the usual "best Airbnb managers" pages bury the two facts that decide the deal: who holds the listing, and what the fee is before a sales call.

What goes in a profile

Facts come from each company's published material first, then named third-party sources. The source URLs sit at the bottom of the profile so you can check. Four habits:

  1. If they do not publish a fee, the table shows a dash. Vacasa, Casago, iTrip, AvantStay, VTrips, Grand Welcome, Natural Retreats and Portoro are in that pile. We do not average other people's guesses into a number that looks official.
  2. Franchise networks get named as franchise networks. iTrip, Grand Welcome and Casago are not a single counterparty. Awning and RedAwning are one company.
  3. Vacasa's own site still reads like a national operator. It is not. Casago bought it and sold almost the whole book to franchisees. We say that at the top of the profile.
  4. Houst is a competent manager with no current US coverage. It still shows up in US rankings. We put that in the first paragraph rather than letting the fee table imply you can hire them in Florida.

TIDY, in this directory

Full-service work. A 3.9% invoice.

Most of the full-service column here takes 20–35% and also takes your Airbnb account. TIDY has been in business since 2013 — thirteen years, same company — and charges 3.9% of gross bookings with a $39 monthly minimum. Cleaning coordination, maintenance, guest messaging, pricing, compliance: the operational stack a manager sells, plus a human account manager, without the listing transfer.

On a $60,000 listing that is $2,340 against $12,000–$21,000. You keep the reviews you already have and the cleaner who already has a key. You also keep the 11pm phone. If that last part is the reason you came here, skip TIDY and read the full-service profiles. If the fee is the reason you came here, start with TIDY. Nothing else in this directory is even close on price for that scope.
