What Air Concierge actually is

Air Concierge runs two businesses under one name. In roughly thirteen West Coast and Southwest markets — San Diego, Los Angeles, Orange County, the Bay Area, Palm Springs, Tahoe, Phoenix, Scottsdale, Seattle — it does End-to-End management with people who can physically show up. Everywhere else in the country it sells Offsite, a remote coordination tier where you supply the cleaners and vendors and Air Concierge runs the calendar, the pricing and the guest messaging on top of them. We could not pin down a founding year. Treat the two tiers as two different products with two different risk profiles, because that is what they are.

What it costs, and what the number really buys

Published, which puts Air Concierge in a small minority on this site. End-to-End averages about 20% of gross bookings and runs roughly 15–25% depending on market. Offsite is a flat 12% of gross bookings excluding taxes. That 12% is genuinely low for a nationwide offering, but read what it does and does not buy: in that tier you hire, pay and manage the cleaners yourself. Price it against software plus a cleaner, not against a 25% local manager, because operationally that is closer to what arrives.

Do you keep your Airbnb listing?

This is the weak spot. Air Concierge does not disclose anywhere public who holds the OTA account. We record it as no — you do not keep your listing — because that is the default at this service level and nothing on the company's site contradicts it, but treat that as unverified rather than established. If you take one question into the intro call, make it this one, and ask for the answer in the contract rather than in an email. A 12% service that quietly becomes the host of record is a much worse deal than a 12% service that does not.

Contract, notice and getting out

The Offsite tier is explicitly a one-year contract. End-to-End terms are not published. Twelve months is a long lock-in for a remote 12% product: Evolve's month-to-month and Grand Welcome's 30-day notice both beat it on exit, and software has no term at all. Onboarding is described on Air Concierge's own site only as a laborious process, with no timeframe attached to it.
