What AvantStay actually is
AvantStay, founded in 2017, aims at the top of the market: large group-travel houses, commonly four bedrooms and up, in destination markets across Arizona, California, Colorado, Florida, Hawaii, New York, Texas and Utah. It claims 140+ US markets, though a third-party source puts the figure at 60 and we could not resolve the gap. It does in-house design and furnishing, runs a branded guest experience, and reports 2,500+ homeowners. This is not the manager you hire for a one-bedroom condo. The model only works when the home commands the nightly rate that supports a concierge operation.
What it costs, and what the number really buys
Not published. AvantStay quotes an all-inclusive percentage of gross booking revenue per property, and owners report figures in the 20–35% range — reported and estimated, not published, so read that spread as the opening of a negotiation rather than a price. Cleaning and maintenance are billed on top of the percentage. There is also a master-lease alternative that pays you a fixed monthly amount regardless of bookings, and AvantStay publishes its own article about the risks of master leases. That is either unusual candour or unusually good content marketing. Either way, read it before you take the fixed money.
Do you keep your Airbnb listing?
No. AvantStay's entire proposition is a branded guest experience, and a branded experience runs through the brand's accounts. Your home becomes AvantStay inventory: their listing, their reviews, their guest relationships. Because they are fast to first booking — the company claims about six days — you may accumulate a strong review history quickly. None of it is portable. Leave after two years and you are a zero-review listing again in a market where you were previously ranking, which is a real and rarely priced cost.
Contract, notice and getting out
A twelve-month term is typical, with what the company calls mutually agreeable termination clauses. The notice period is not published, which means it is negotiable and also that you will not know it until you see paper. Master leases are reported to run longer and to carry early-termination fees. Go-live is 2–4 weeks from signing, which is honest and specific for a full-service operator: design, photography and onboarding take real time.
Who AvantStay is right for
- You own a large group-travel home, four bedrooms or more, in one of AvantStay's destination markets.
- You want the property furnished and merchandised to a brand standard and will pay for it.
- Speed to first booking matters more to you than portable reviews.
And who should keep looking
- You own a one-bedroom or a standard suburban rental — wrong shape of asset entirely.
- You want to compare prices before sitting through a proposal.
- You have an established listing whose review history you are not willing to retire.
