What Awning actually is
The single most useful fact about Awning is that RedAwning acquired it in April 2024. They are one company with two brands and identical fee tiers. If Awning and RedAwning both made your shortlist, you have one option, not two. Awning launched in 2019 as a short-term-rental investing and brokerage platform, pivoted at least twice, and landed on management. It claims all 50 states on a remote, asset-light model, though its real-estate brokerage licences are listed in only seven of them: California, Texas, Alabama, Florida, Georgia, North Carolina and Tennessee. The 20,000+ properties figure on awning.com is RedAwning's whole-network number, not Awning's managed book.
What it costs, and what the number really buys
From 10% of revenue for marketing-only up to 18% for full service — the same three tiers RedAwning publishes, because it is the same company. Furnishing packages start at $3,000. The tiering is real and 18% undercuts a 25% local manager by a wide margin, but that discount has a cause: no geographic restriction also means no local staff in most markets. At 18% you are buying a remote team coordinating local vendors, not a branch office.
Do you keep your Airbnb listing?
No. Like its parent, Awning takes the listing into its own distribution. That is the trade at the heart of the aggregator model: breadth of channels through one integration, in exchange for the account. If you have spent two years building a listing that ranks, that is the expensive half of the deal, and it never shows up on the pricing page.
Contract, notice and getting out
Not published. No term, no notice period, no exit terms anywhere public, and no go-live time either. That is a straightforward negative when Evolve, Grand Welcome and every software option here will tell you their terms before you speak to a human. Ask for the management agreement early. A company that will not show you the exit before you sign the entrance has told you something.
