What Casago actually is

Casago, founded in 2001, spent April 2025 to August 2026 doing the exact reverse of what Vacasa spent a decade doing. It bought Vacasa for about $130M, then sold nearly all of the roughly 32,000 acquired units to local franchise owners and regional operators. What is left is asset-light: a brand, a tech stack and a royalty stream. It claimed 45,000+ units immediately after the merger and has not disclosed a portfolio figure since the divestitures. Coverage spans the US and Mexico plus Belize, Costa Rica and the Caribbean through the old Vacasa footprint, with 70+ destinations claimed. 89% of former Vacasa field staff were rehired, which is the strongest thing anyone can say about that transition.

What it costs, and what the number really buys

Not published, and genuinely variable, because each franchisee sets its own rate. Reported figures range from around 18% all-in to 20–30% of gross revenue — reported, not published. This is not opacity for its own sake, it is structural: there is no Casago national rate to publish. Which also means every Casago fee comparison you read, including the range in this paragraph, is a fact about somebody else's market.

Do you keep your Airbnb listing?

No. Your home is listed under the local operator's accounts, so the listing, the reviews and the guest history belong to the franchise. There is a second-order problem specific to franchise networks: if your franchisee sells, closes or loses the territory, it is not obvious that the listing you helped build follows either of you. Ask what happens to the listing and the review history in that scenario, and get the answer written into the agreement.

Contract, notice and getting out

Casago's national site claims no long-term contracts, but you sign with an independent franchisee, not with Casago. That claim is a marketing statement made by a company that is not your counterparty. Read the actual agreement, confirm the notice period in it, and do not assume anything on casago.com governs your deal.
