What Evolve actually is

Evolve, founded in 2011, is half-service, and that word does a great deal of work. The 10% Core tier buys marketing, listing management, pricing and booking. Cleaning, maintenance, guest access, supplies and turnovers stay with you — you hire and pay the local vendors. Plus is 15%, Pro is custom, and there is a one-time $250 onboarding fee, $25 per additional property. It reported 30,000+ properties in March 2025, covers the US nationwide plus some international, and screens properties for qualification before taking them on.

What it costs, and what the number really buys

Published, which is rare and genuinely to Evolve's credit. The number just gets misread constantly. A 10% Evolve fee and a 25% full-service fee are not two prices for the same product; those fifteen points are roughly what a local team doing the physical work costs. Price Evolve honestly by adding what you will still pay for cleaning coordination, restocking and the 11pm phone calls that remain yours. Against software the comparison flips: on a listing grossing $60,000 a year, Evolve Core costs $6,000, which buys a lot of automation elsewhere.

Do you keep your Airbnb listing?

No — and this is the most common misunderstanding among Airbnb hosts anywhere in this directory. Because Evolve charges roughly what a co-host charges, hosts assume Evolve behaves like a co-host on their account. It does not. Evolve is the intermediate host: it lists your property under its own OTA accounts. Owners report they cannot see or leave guest reviews or modify reservations directly. Your reviews and any Superhost status accrue to Evolve and do not come with you when you leave. If you already have an established, well-reviewed listing, moving to Evolve means retiring it.

Contract, notice and getting out

Genuinely good, and the best exit story of any managed option on this site. No long-term contract, effectively month-to-month, plus a Risk-Free Guarantee that refunds management fees within the first six months. Go-live is not published: Evolve documents a seven-step onboarding flow without ever attaching a timeframe to it, which is a small but telling omission.
