What Hospitable actually is
Hospitable — originally Smartbnb, around 2016, though we could not verify a definitive founding year — is an automation layer for hosts who run their own Airbnbs. Guest messaging automation is the core of it and it is very good: templated, triggered messages that absorb the ninety per cent of guest communication that is identical every single time. It is global, self-serve, and you are generally live the same day you sign up.
What it costs, and what the number really buys
Fully published, tier by tier, which almost nobody else in this directory manages. Essentials is $0 forever. Host is $29/month for one property, $10 per additional, capped at two. Professional is $59/month with two included and $15 each additional. Mogul is $99/month with three included and $30 each additional. Annual billing takes 12% off. Watch the escalators rather than the headline: the per-additional-property fees get steep at the top tier, so a growing portfolio can cost noticeably more on Mogul than the $99 suggests.
Do you keep your Airbnb listing?
Yes. Your Airbnb account, your listing, your reviews, your Superhost status, your payouts. Hospitable sits on top through the API. Cancel and your listing carries on exactly as it was, minus the automation — which is the entire argument for staying in the software column if you can tolerate the work it leaves on your plate.
Contract, notice and getting out
About as good as commitment terms get. A 14-day free trial with no credit card, cancel any time, monthly or annual. There is no lock-in to negotiate and no exit to plan. Against a full-service manager's twelve-month term with an unpublished notice period, this is a different universe of risk.
Who Hospitable is right for
- You have one to five listings and want messaging and calendars automated.
- You want to test whether software is enough before hiring a manager.
- Your margin is thin and the free tier is genuinely useful to you.
And who should keep looking
- You need trust accounting and owner statements for third-party properties.
- You want the physical work handled — this does none of it.
- Your portfolio is large enough to hit the per-property escalators hard.
Strengths and tradeoffs at a glance
Strengths
- Transparent published pricing, including a free forever tier
- Excellent guest-messaging automation
- No contract, no lock-in, no exit negotiation
Tradeoffs
- An automation layer, not a full PMS — no trust accounting depth
- Per-property fees escalate sharply at the top tier
- You still do every piece of the physical work
