What Hostaway actually is
Hostaway, founded in 2015, is a property management system for operators who have outgrown a spreadsheet: channel management across Airbnb, VRBO, Booking and direct, a large integration marketplace, 24/7 support, and assisted migration if you are moving off another platform. It reported 100,000+ properties in 2024 and reached a $1B valuation in October 2025, so it is not going anywhere. Global, with its strongest presence in the US and Canada.
What it costs, and what the number really buys
Not published — quote-gated by listing count. Operator reports put it near $40 per listing per month at small portfolios, compressing toward the high teens at scale, plus a one-time onboarding fee commonly cited at $300–$1,000+. All of that is reported and estimated, not published, and we would treat it as unverified. The onboarding fee is the part people forget to budget: on a two-listing account it can exceed a full year of an equivalent flat-rate tool.
Do you keep your Airbnb listing?
Yes — the listing stays in your Airbnb account. Hostaway connects via API and syncs calendars, rates and messages. You remain the host of record, which means you keep the reviews and the ranking you have built, and it equally means you keep the responsibility. That is the software bargain running in both directions at once. One operational caveat that comes with the channel management rather than with Hostaway specifically: the moment you distribute the same unit to VRBO and Booking.com alongside Airbnb, calendar sync becomes a thing that can fail, and a double booking is your cancellation penalty on your account, not the vendor's.
Contract, notice and getting out
Annual contracts are reported as the default, with 10–20% savings versus month-to-month — reported, not confirmed on Hostaway's own site. Combine an annual term with an undisclosed price and a setup fee and you have the least comparison-shoppable software product in this directory, which is a shame given how well regarded the product itself is. Two things to settle on the sales call: get the onboarding fee quoted separately from the subscription rather than folded into a monthly figure, and ask what the per-listing rate does when your unit count drops, because a quote priced at your current portfolio is only a good deal in the direction of growth.
Who Hostaway is right for
- You run 5–50 units and need real channel management underneath them.
- You are migrating off another PMS and want help doing it.
- You need 24/7 support and a deep integration list.
And who should keep looking
- You have one listing — the per-listing rate plus setup fee does not pencil.
- You need a price today without a sales call.
- Annual terms are a dealbreaker for you.
