What Vacasa actually is
This is the most important caveat in the entire data set. Vacasa, founded in 2009, went public in 2021 at a $4.4B valuation, was bought by Casago for about $130M in April 2025, and Casago then sold nearly all of the roughly 32,000 units to local franchisees and regional operators, completing in August 2026. Around 600 units remained. Vacasa.com is being repositioned as a consumer booking brand carrying third-party supply. Vacasa's own site still presents a single unified national brand and does not disclose any of this to owners considering it.
What it costs, and what the number really buys
Never published. Vacasa charges what it calls a single comprehensive fee, widely reported at 25–35% of gross revenue — reported, not published — and that number is now set by the independent franchisee in your market. The range you will find quoted all over the internet therefore describes a company that, for practical purposes, no longer prices anything centrally. Treat any Vacasa fee you read, ours included, as historical context rather than a quote you can hold anyone to.
Do you keep your Airbnb listing?
No. Your home is listed under the manager's accounts, and now there is a second question stacked on top of the first: which manager? If you signed with Vacasa before the divestiture, your listing, reviews and guest history have moved to a franchisee you did not choose. If you are signing now, you are signing with that franchisee directly. Either way the listing is not yours, and the entity holding it changed hands twice inside eighteen months.
Contract, notice and getting out
Cancel at any time with 90 days' written notice; bookings checking out before termination have to be honoured; no standard early-termination fee. Those are decent published terms — the live question is who they now bind. Before signing anything, ask which legal entity appears on the agreement, whether it is Vacasa Inc or a franchisee LLC, and get the answer in writing alongside the notice period.
Who Vacasa is right for
- Your market's franchisee is a strong, established operator and you have verified that specifically, not by reading national reviews.
- You want national booking-brand distribution behind a local team.
- You are already in the system and your new franchisee is performing.
And who should keep looking
- You are choosing on the strength of the Vacasa brand as it existed in 2023.
- You cannot identify and vet the specific franchisee who would hold your listing.
- You want a consistent national service standard.
